RESERVATIONS

Policies

Deposit Policy:
For each cabin reserved, if staying 1 to 3 nights, the full amount is due at the time of booking.  If staying 4 or more nights, a 50% deposit is due at the time of booking.  Balance is due upon arrival.  MasterCard, Visa, American Express, and Discover cards are accepted.  Personal checks, traveler’s checks, cashier’s checks, and money orders, are not accepted.  When paying with cash, a valid credit card must be on file.

Cancellation Policy:
If notice of cancellation is made 30 days or more, prior to arrival date, the deposit amount is refunded less a $35.00+tax Processing Fee, or 10% of the total amount paid, whichever is greater (per cabin reserved).

If cancellation is made within 30 days of arrival, the refund is based upon the number of nights that are re-rented (per cabin reserved), less a $50.00+tax Processing Fee, or 10% of the reserved stay, whichever is greater.  Guests are responsible for all nights reserved. Sorry, no refunds for early departure, inclement weather, or personal reasons.

Group Booking Policies:
Groups that have reserved 3 to 4 cabins (no more than 4 cabins, under a single name and credit card) pay a 50% deposit at the time of booking and the remaining balance is due (in full) 45 days prior to arrival (for all cabins reserved).
If booking a block of cabins (3 to 4 cabins, under a single name and credit card) less than 45 days to arrival, the entire balance is due at the time of booking. Cancellation policy listed applies to small group bookings.
We only accept larger group bookings (more than 4 cabins) during our low-season, AND must be approved only through management.

No-Show Policy:
No-shows will be charged 100% of all nights reserved.  No refunds.

Summer Office Hours:
Mid June – Mid October are 9:00 a.m. – 6:00 p.m.

Winter Office Hours:
Mid October – Mid June are 10:00 a.m. – 6:00 p.m.

Check-In:
Check-in Time for The Evergreens Property is between 3:00 p.m. and 6:00 p.m.

Check-in Time for the Vacation Home is between 4:00 p.m. and 6:00 p.m. at the Evergreens Office.

Late Arrivals:
If checking in after office hours, come to the office door.  Next to the office door, there is a corkboard, where we will attach an envelope with your name on it.  Inside the envelope, there will be a map and a key to your cabin.  You will need to check in during office hours, the following business day.

Check-out:
Time is at 11:00 a.m. for both The Evergreens Cabins and the Vacation Home.

Pet Policy:
No pets are allowed within our accommodations, on the property, or within your vehicles.  There is a minimum of a $250.00 cleaning fee for pets in the rooms.  If a pet is found to be in one of our accommodations, the guest will be evicted immediately without a refund.

Service Dogs:
By law, service dogs that are needed for medical reasons are allowed.  Please make us aware upon booking your reservation.  All service dogs will need to accompany their owner at all times.  Service dogs may not be left unattended within the cabins or on the grounds.  No barking as to disturb our other guests. Service dogs must be on a leash and all waste must be picked up after each time.

Smoking Policy:
All accommodations are smoke free and marijuana free.  Smoking in our cabins will result in a minimum of a $250.00 cleaning fee.  Any marijuana use is prohibited at all times in our cabins, and on the grounds.  Such use will result in a non-refundable eviction.

Taxes:
Applicable taxes are subject to change without notice.

Damages:
All tenants will be held 100% responsible for any damages that they cause during the course of their stay.
